Terms for using RatesAngel and its services.

1. Operator

RatesAngel is a trading name of Maivero Limited, Company No. 16427932, registered in England and Wales. Registered office: 6 Manor Road, Cheadle, United Kingdom, SK8 7DQ. Contact: hello@ratesangel.co.uk.

2. Business use

RatesAngel is currently intended for people using the service in connection with a business, commercial property or business rates liability in England. You must be at least 18 and have authority to provide information about the business or property you ask us to assess.

3. Free Health Check

The Health Check is an information, calculation and triage service. It uses the facts you provide and published rules to generate an initial finding. It is not a council determination, a VOA valuation decision, legal advice or a guarantee that your bill is correct or incorrect.

Completing a Health Check does not appoint RatesAngel as your rating agent, authorise us to make a submission on your behalf or create a paid instruction.

4. Accuracy of information

You should provide information that is accurate to the best of your knowledge. If something is unknown, use the “Not sure” option rather than guessing. A result can change if the underlying facts change or if later information shows that an assumption was wrong.

5. Official decisions

Local billing authorities determine bills and reliefs. The Valuation Office Agency determines rateable values. Where the website links to an official route, you remain responsible for any information you submit through that route unless you later enter a separate written service agreement with RatesAngel.

6. Founding Business Watch offer

A business in Macclesfield, Wilmslow, Crewe, Alderley Edge or Bramhall may request 12 months of complimentary Founding Business Watch after a genuine Health Check. An online request does not activate monitoring or create an entitlement. RatesAngel will confirm eligibility, coverage, the start date and any further information required in writing before service begins.

The 12-month free period starts from the confirmed Watch activation date, not the online request. No card is required, and the free service does not automatically convert to a paid subscription. A subsequent paid service requires a new, affirmative agreement.

Watch is a monitoring and reminder service. It does not guarantee detection of every council, VOA, legislative or property event, and it is not a substitute for reading official correspondence or paying amounts due on time.

7. Paid services

The website describes RatesAngel paid services and published prices, but submitting an enquiry does not create a paid instruction, authorise a charge or activate a subscription. Before a paid application service is accepted, RatesAngel will provide the relevant Service Summary, scope, fees, successful outcome definition and contractual terms for explicit acceptance.

8. Professional boundaries

RatesAngel does not claim membership of RICS, IRRV or RSA. Where specialist valuation judgement, a valuation Check or Challenge, tribunal work or professional representation is required, that work is outside the ordinary administrative service unless expressly agreed through an appropriately qualified professional arrangement.

9. Availability

We aim to keep the website available and information current, but we cannot guarantee uninterrupted availability. We may suspend or change a feature where reasonably necessary for security, accuracy, maintenance or compliance.

10. Third party services

Official and other external links are provided for convenience. RatesAngel does not control third party websites or decisions made by public bodies.

11. Liability

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence. RatesAngel will use reasonable care in providing the free service. Subject to applicable law and any statutory reasonableness requirements, RatesAngel is not responsible for loss arising from inaccurate or incomplete information supplied by the user, failure to read or act on official correspondence, a public body’s decision, a change in law or guidance, or treating an initial Health Check as though it were a final bill determination or professional valuation opinion.

Any separate paid service will have its own contractual liability provisions appropriate to that service.

12. Intellectual property

The RatesAngel name, site design, written content, methodology presentation and software are owned by or licensed to Maivero Limited. You may use your own Health Check result for your business purposes but may not copy or operate the RatesAngel service as your own.

13. Complaints

If something has gone wrong, contact hello@ratesangel.co.uk with the property, Health Check reference if available and the issue you want us to address. We aim to deal with concerns fairly and promptly.

14. Governing law

These terms are governed by the law of England and Wales and the courts of England and Wales have jurisdiction, subject to any mandatory rights that cannot lawfully be excluded.

15. Changes

We may update these website and service terms. A material change affecting an active service will not retrospectively impose a new paid obligation without the customer’s agreement.
